Recently, I came across a video that discussed 5 things to ask a professional home stager. I thought it was interesting and wanted to discuss some of the questions in depth.

Home staging is a key element in selling a home. Many people assume staging isn't important because "I already have furniture!". Professional home stagers know that the way a home is staged is very different than the layout you most likely have currently. They know how to maximize space, what items to match together, and generally how to set the home so that potential buyers can envision themselves living there. It is really an art! So without much more on the general topic of staging, let's take a look at the list.

1.) How long are the homes you stage generally on the market?- A good question. The suggestion from is to look for a stager who can honestly answer less than 30 days. Obviously, this is a generalization, as you can't account for the different markets nationwide. This is what makes Dwellings by Rudy & Hall different than your other brokerages. We have a professional stager on staff. Paired with our unparalleled marketing and professional photography, our listings are on the market for an average of only 5 days.

2.) What price range are the homes you stage?- This is an equally important question. Many independent home stagers are used to working in the luxury market. There is a big difference in staging homes that are priced at $150,000 and $500,000. A sofa that looks great on cherry wood floors might not look so good on carpet. This is another reason having a professional stager on staff helps. We sell homes in all price ranges, so our stager is expert in making every home look great.

3.) What steps can I take myself?- Many stagers are in the business of suggesting repairs and improvements in addition to staging. Dwellings has a longstanding practice of performing Maximum Home Value Assessments on every listing. This is where we come through and suggest small repairs and improvements you can make to help sell your home for top dollar. Simply changing fixtures from steel to rubbed bronze can cost you very little and reap you a huge return on the sale of your home. This all-encompassing service is what sets Dwellings apart.

4.) Is your business insured?- In hiring your own stager, this is a key question. If someone knocks an expensive vase down in rearranging furniture, you want to make sure it is covered. At Dwellings, you don't have to worry about that. We are licensed and insured in the case of an accident.

5) What's Your Rate?- Some stagers charge you per day. Some charge a flat rate. Some charge more if the home is listed beyond a certain date (this can be costly on a large home!) Our stager answers this question the same at every home: It's included in your listing. At Dwellings, we spend the money marketing your home. Professional staging and photography are always included, free!
